Base:
Heavy duty 225mm timber base assembly:
constructed from C16/C24 construction grade timber, Viance
Preserve pressure tank treated. ISIS machined and the double
coated with Owatrol EB 15year solid colour stain.
This means the Smart building
can be located nearly anywhere.
Floor:
18mm T&G floor (BS EN 312-5) on 150mm joists Viance Preserve
pressure tank treated C16/C24 construction grade timber joists.
With 40/45mm Celotex polyisocyanurate (PIR)
insulation inserts.
BS EN 12667. BS EN 13501.
This ensures the
whole building feels robust and solid.
Carpet: Fully fitted, one piece Broadloom carpet in a
choice of colours. Tough, durable UK manufactured carpet which is
designed for hardwearing locations. BS EN 13501:2002.
A pleasant interior floor covering with minimal
maintenance
Walls:
Manufactured with 100mm C16/C24 construction grade timber, Viance
Preserve pressure tank treated. ISIS machined and then double
coated with Owatrol EB 15year solid colour stain. No
maintenance for 15 years. Combined with the
cladding (below), interior lining (below) and insulation (below)
these walls are solid, attractive, well insulated and have minimal
maintenance. Max 96mm thick.
Cladding:
High quality 18mm European Birch WPB Plywood BS EN 636-2. ISIS
machined and then double coated with Owatrol EB 15year solid
colour stain.
Interior Lining:
15mm Finsa MDF with white matt coating to give a white silk finish.
Hardwearing and easy to maintain this gives a perfect visual
balance to the timber framing.
Ceiling:

high security shoot bolt locking and
Saracen high security hinges. Eight locking
points on every opening sash. Night vents. Adjustable trickle vent.
Key operated window lock. 28mm double glazed sealed units with low-e

Fully glazed door with toughened glass. Manufactured in the UK to
our configurations and current building regulations. BBA

Roof.
We offer two roof alternatives. Each roof is borne by shaped rafters
manufactured from C16/C24 construction grade timber, Viance
Preserve pressure tank treated. ISIS machined with rafter ends
being double coated with Owatrol EB 15year solid colour
stain.
1. Traditional
dual pitched (apex) and is finished with a bitumen shingle
(tile). Matching fascias and soffits.
2. Mono
pitch (also known as pent) runs down from front to back and is
constructed from sheet steel with a dark green plastic coating.
White pvcu fascia & black soffit.
Electrics:
complete with double electrical sockets, integral cabling,
adjustable spotlights and dimmer switch. The building is prewired
through to an internal consumer unit (supplied) aperture. The
service access is below floor plate overhang, adjacent to the door
and is supplied with a pull cord to consumer unit. Supplied ready
for testing, connection and certification by client’s own
electrician. Part P recommended.
Insulation:
40/45mm Celotex GA3000 polyisocyanurate (PIR) insulation is included
within all walls, floors and ceilings throughout our buildings.
It is a high density foil faced and backed
insulation and is widely used throughout the house-building
industry. It’s a highly efficient material and has an A+ rating from
BRE.
Construction: High spec
construction grade timbers and high spec construction grade panel
materials are manufactured in our factory and then assembled using
our “ISIS” independent solid socket system.
The interlocking nature of this construction means
each component adds significantly to the torsion rigidity and
structural integrity of the building giving a solid and chunky feel
to our buildings.
